In 2020, getting a rental in Arizona can be a difficult, if you don't know what is on your tenant background report.

Each rental has different requirements by the private homeowner and

they will run a tenant report for each adult on the application.

 

Before spending $40-50 per adult application fee. You should know what is on your Tenant Background Report, not knowing might cost you HUNDREDS in application fees. The report consists of:

****National Criminal Background Check

****Eviction/Bankruptcy/Public Records

Most rentals requirements are:

1. All Adults must pass background check most will not accept felonies.

2. Credit Check: Some require a 560+ Credit Score

They will check for evictions or money owed to a management company or apartment complex.

They also will view your payment history for accounts on your credit report (derogatory, items in collections)

A Bankruptcy might get you disqualified

I strongly suggest you know what is on each credit report per adult.

3. Income for all Adults must equal 3 Times the Rent Amount

Verifiable income (3 pay stubs from the state of Arizona, bank statements, government checks, or offer letter from employer).
